For Nigerian estate agencies, developers and property marketers
A diaspora buyer with ₦80 million will not wire it to a WhatsApp status.
Your best listing disappeared after 24 hours. Again. Meanwhile the buyers with the most money are the ones who most need to see a real, permanent, searchable business before they transfer anything.
I build property websites that turn scattered listings into one owned showroom your buyers can search, and that you update yourself. Seven to ten business days.
Your entire inventory lives somewhere it cannot be searched.
WhatsApp statuses expire. Instagram posts sink. Facebook does not let a buyer filter by three bedrooms in Lekki under ₦120 million. So every serious enquiry starts with you re sending the same photographs you sent someone else last week.
And the buyers who matter most are the ones this fails hardest. A Nigerian in Houston or London with real money to move needs to verify that you exist, that the property exists, and that the business will still be there next month. A status update cannot do any of that, and the ones who can afford to be careful are exactly the ones who will be.
Buyers cannot self serve, so you repeat yourself all day.
Listings expire, so your marketing resets every 24 hours.
Nobody searching online for property in your area finds you.
Diaspora buyers, your highest value segment, cannot verify you.
How it works
You add properties. Buyers filter them. You stop re sending photographs.
- 01
Every property gets its own page. Permanent link, full photographs, price, location, features. One link you can send anywhere, including into WhatsApp, and it still works in six months.
- 02
Buyers filter by what they actually care about. Location, price range, bedrooms, property type, status. They find the three properties that fit instead of asking you to shortlist for them.
- 03
You add and remove listings yourself. You log into an editor, upload photographs, fill in the details, hit publish. It appears on the site in about a minute. No developer, no waiting, no monthly fee for edits.
- 04
Enquiries arrive with the property attached. You know which listing a person is asking about before you reply to them.
Proof
I have not built a property site yet, and I am going to say so rather than imply otherwise.
What I have built is two live client sites in unrelated sectors, both delivered on schedule, both with performance scores you can check yourself at pagespeed.web.dev. Look at them, read the references, and decide.

GEE Expert Limited, welding and fabrication, Port Harcourt
More than a hundred delivered projects and nothing online. I rebuilt the brand direction, redrew the logo, wrote the copy, and built ten pages with a separate page for each service line. Real photographs of their own finished equipment instead of stock imagery.

“He studied our business properly... and then came back with a brand direction that made us look like the serious international operator we are. The site was delivered on schedule, works well on phones, which matters because most of our clients open it in the field, and it has genuinely improved how people perceive our company on first contact.”
Adula O. Lawrence
CEO, GEE EXPERT LIMITED

Français Lingua Voyage, online language school
Enrolment was running through WhatsApp. I built the brand, the site, the pricing structure and the enrolment flow, including a dollar tier for international students the school had never had.
francaislinguavoyage.com · Performance 96 · Accessibility 100 · Best Practices 100 · SEO 100
“In the first 24 hours after our official launch, we had about 213 unique website visitors... We also had web traffic across Nigeria, United States, Germany, Canada and Poland. This resulted in more enquiries and registrations for our online classes.”

Elizabeth Chuks Nwosu
Founder, Français Lingua Voyage
That last part matters more for property than it looks. Five countries on day one, including the United States, Germany and Canada, is a Nigerian business reaching the diaspora. Those are the buyers with the most money to move and the most reason to check whether you are real before they move it.
The hard part of a property site is not the design
It is the search. A buyer filtering by location, price range, bedrooms and status is asking a database to return the right records out of hundreds, quickly, on a phone, on a Nigerian connection.
I built a retrieval system for the Africa Deep Tech Challenge that answers farming questions offline, with no internet at all, on an eight gigabyte laptop from 2015. Finding the correct passage among hundreds and returning it in seconds is the same class of problem as finding the right three properties among four hundred. The full write up is on this site, including the parts that did not work.

Included, and worth understanding
The property editor is yours, not mine.
This is the question every agency asks and most developers answer vaguely. You get a real editor. You log in, add a property, upload photographs, publish. If you can use WhatsApp you can use this. There is no per edit charge, ever, because charging for edits is how developers turn a website into a subscription you resent.
An llms.txt file for AI readiness.
Buyers are starting to use AI assistants to shortlist properties. Google now scores whether an agent can read your site. Most property sites in Nigeria fail that check.

Ongoing care
A website is not a one off purchase and I will not pretend it is. Domains expire. Dependencies need patching. Certificates renew. Sites nobody maintains stop working, usually quietly, and usually months before the owner notices.

Which one. Essential Care keeps the site alive, secure and backed up. Take it if your site is largely fixed and you are comfortable waiting a few days for a reply.
Growth Care is for a company whose site changes. Two hours of content changes a month covers new projects, new team members, updated services, without a separate invoice each time. The quarterly review tells you what is working and what is not. And if something breaks, you hear back the same working day rather than later in the week.
The first year of domain registration is included in every package. From the second year, registration and management is ₦35,000 a year on either plan. The domain is registered in your name, so you are the legal owner.
Seven to ten business days.
Not two days. I have seen developers advertise two day builds and I know what gets skipped to hit it. Seven to ten business days is enough to do the positioning, write real copy, build it properly and test it on actual phones. It is also a commitment I have met before rather than one I am hoping to.
Seven to ten business days is the timeline for Property Starter and Property Growth. Property Pro is quoted individually, so its launch date is agreed per project. The guarantee below applies to the agreed date in every case.
On Time Launch Guarantee
If I miss the agreed launch date for any reason within my control, you do not pay the final 25 percent. That is real money and it is meant to be.
One honest condition. The clock pauses while I am waiting on something from you: content, photographs, feedback, approvals. It is not a loophole, it is the only way a fixed timeline is possible on a project that needs your input. I will tell you exactly what I need and when, in writing, before we start.

Who this is not for
If your listings are not really yours, this will not help. A site full of properties you are marketing on someone else's behalf, with no exclusivity, creates a shop window for your competitors.
If you have fewer than about ten properties at a time, a full site is probably premature. Fix your Instagram, get a proper phone camera and come back when you have inventory worth housing.
If you are not going to add listings, do not buy this. The whole value is a living inventory. A property site with four listings from last year is worse than no property site, and I would rather you heard that from me now.
FAQ
Can I really update listings without calling you?
Yes, and this is the honest test of whether a developer built you a property site or a brochure. You get a login. You add properties yourself. No charge per edit.
How many photographs per property?
As many as you want. They are compressed at build time so the pages stay fast even with twenty images on a listing.
What about buyers abroad?
The site loads fast internationally, prices can display in naira with a dollar reference, and enquiry forms reach you by email and WhatsApp. Verifiability is the thing diaspora buyers need most and it is what a permanent site gives you that a status update cannot.
Who owns the website?
You do. The domain is registered in your name, the code is yours, and if you want the hosting under your own account it goes there. If you ever want to move to another developer, you take everything with you and I will help with the handover. I mention this because it is not standard practice in this market and it should be.
What if I already have a website?
Then the assessment will tell you whether it needs rebuilding or just fixing. Sometimes the honest answer is that yours is fine and the problem is elsewhere.
Why should I trust you rather than an agency?
You should check. Five people have put their names to references you can verify, including a chartered accountant and a practising lawyer. Two live client sites are linked above with performance scores you can measure yourself. And you will be talking to the person doing the work, not an account manager relaying messages.
What if it does not bring in any customers?
Then something outside the website is wrong, and I will tell you that during the assessment rather than after you have paid. A website converts attention. It does not create it. If you have no way to send people to your site, we should talk about that before we talk about building one.
